Id rather get an outdated one in a good area than turnkey in a bad area. 

However if your competition is a functional, but a little outdated and gets more rent than you it could work in your favor to make it a little nicer.  

I've searched the forums on this topic, but everything I've seen seems to be outdated at this point, so I'll bring up the question again...I am transitioning to self-managing my 8 units.

Look for waste in utility usage or repairs costs due to old/outdated mechanicals.If your using a bank how much do you have to put down ? 

This will cost more and this is a rental property, the TV wiring / holes on the walls etc will be new headaches.What do you guys do with your outdated TV nook?

The area has 100 year old homes including many with leaded glass. the wood trim is pretty nice, and though it looks a little outdated/vintage it is generally considered more desirable than plain new trim from home depot, especially in this part of town where people are looking for older buildings with character.

Online sources like zillow etc have outdated info about it, but it is: 4 / 2.5 / 1700 SqFt / yr 1935 Two-Story SFR. 

If the existing cabinets look pretty bad or outdated then paint and new hardware can be a quick and cheap DIY way to spruce things up.

The property is outdated inside it is from 2007, it currently rents out for $855 a unit.
