As far as your mentoring observation, you're absolutely correct......these guys who charge $30k for "mentoring" are, IMHO, doing a grave disservice to our industry.

I'll preface this by saying I don't know your local laws and obviously haven't read your full lease, but I'll offer some general observations after reading the lease revisions/additions you linked to. 

My point is how will they find out they are being discriminated against if you dont say anything about it, you just observe.  

Just an observation as I reflect. 

It has been observed across the nation in the last 30-50 years that most injuries and deaths caused by earthquakes are caused by things falling on people (not structural collapse).

When the appraisal comes in short Fannie routinely will amend (based on my personal experience and observed others in my community) to the appraised value (within reason-- less than 10 percent reduction).

I am looking for close-to-home investments for rental income...just now building my first list on listserve and planning to start attending court house auctions to observe/learn. 

My big observation is that your holding costs seem very low.

I was there observing the whole way. 

Specific requirements must be observed and the burden is entirely on the seller to do so.
