I recently saw couple commercial ones there, one is land with wedding business and other is warehouse, do you feel it's easy to find a local manager to manage them as I am out of state ?

I have my accountant working on the underwriting right now and he should be finished by this coming Wed but I still have some questions about setting this up, etc.

That's because in New Orleans near the French Quarter you make 80% of your money on the weekends and when the weekends rent, depending on the season, if you're left with a Monday/Tues/Wed in between they're unlikely to rent, even if you drop the prices significantly, which I do.

I am an investor based in Montreal, Canada and I have a rather unique property under contract in New York on Lake Champlain that I’m looking at turning into a private wedding/events venue.
