This isn't clear if you are trying to raise an arbitrary argument here or if this is just your personal theory... capital structure is not something you walk into a store and buy off the shelf and apply uniformly to every company.

In my area I have found that even the smallest things can make a huge impact if done uniformly. 

Turn key is like buying a house someone flipped, you pay top market, and often is substandard quality. you are much better off buying a marginal deal that needs a rehab, and managing the rehab, at least then you have control of the quality you decide to use, and if you scale you can create uniformity to your portfolio.   

Always enforce the rules uniformly unless you want to risk a discrimination claim.

Not reliable, but helpful, look at the value on zillow and trulia and look at the houses around it see how uniform it is.

I actually dislike the newer "perfectly uniform floors. 

The two uniform things people complain about are park owned homes and septic/well.

Here in NJ, if you pay police, via the union rep, you get off duty officers in uniform working what would be considered over time or a side job.  

Your selection process must be fair, uniform and consistent.
