My best advice to you, partner with someone who knows their market and has a solid game plan.

Howdy, I have been in the game for about 10 years now and have mid seven figures of real estate assets. 

Even if I have to lower the rate by $200 to find the right tenant, I am still ahead of the game by a C-note by year's end.Just my 2 cents, I hope you have already found a tenant for your home by the time this post drops!  

I played that game and I don't want to make money just to make money anymore.

I wouldn't be opposed to having a little skin in the game (closing costs, inspections, etc) I would be living there paying market rent and doing the improvements myself.

I wanted to get back in the game again but don’t have much in reserves that most if not all HML require.
