First thing is NEVER feel concerned of hurting someone's feelings or ego, your reviewing to employ them, that makes you the boss doesn't it?

What I think you'll need to find out from lenders/banks/credit unions is how much historical timeline they'll need to review to support the valuation/income.

Interview a few PMs, ensure they align with your goals, and stay involved by reviewing monthly reports.

I’ve reviewed a number of theses DST’s across numerous asset classes  and there performance /returns are generally fairly low and unimpressive.
