You may lose access to the bookings they have managed, as those reservations are often under Evolve’s control, and they may manage the communication, payments, and cancellations for those guests.Transferring Bookings: Some companies might allow you to transfer the bookings if you switch to managing the property independently or through another service.

The Biden administration recently approved the "sale" ($100/acre so more of a give-away/transfer) of 20 acres of BLM land near Las Vegas to Clark County to be used for affordable housing, so we'll see how that goes I guess.

However, if the LLC is purchased, that purchase is NOT a recorded document, and hence more difficult for a lender to ascertain, as long as the warranty deed itself is not transferred and recorded.

As far as closing costs go, see below:-Title fees-Title insurance-Hazard Insurance-Lender's closing fee, underwriting fee, or any other flat fee they charge-Origination fee-Attorney fee (if the property is in an attorney state)-Doc fee for closing docs-Prepaid interest through the end of the month you are closing-Recording and transfer fees on titleThat will cover most of your normal closing fees.

There is also the local knowledge of a market like here in Lake Tahoe where lending can be trickier so an offer with a local lender might get chosen because they have a reputation to get a deal done vs a national lender that can have more red tape and a slower process.

There are differences in buying (BC has a transfer tax, AB doesn't) and AB doesn't have the restrictions on rentals like some parts of BC-with the vacancy tax.
