Really competitive pricing, and their electricians are super knowledgeable and do great work.For HVAC, Standard Heating and AC have done quality work on an AC installation, as well as servicing multiple furnaces at my properties.I don't have a good rec on a plumber in the area - all of the outfits in the twin cities I've contacted that have more than 2 employees seem to not want to touch small/medium-sized jobs, and overbid pretty aggressively as a result.  

I use Schlage locks for under $150 each because they are easy to install, easy to use, and never fail.

I assume that land sellers even in states like FL and GA still use CFD/land installment contracts.

You may have to spend a few bucks to install a camera, and stipulate in  the lease they use only their can.

House was 17 years old all brick rnach house with Andersen windows, solid hardwood floors, gas heat, ceramic tile baths and a new 6 month old roof. 

I think it's okay to not have a deluxe backyard, see what the market is demanding.We didn't want to or have the funds to do a full renovation, Here are some things we did when we got our primary ready to rent:-Tore out fiberglass tub and surround in master bedroom-Had new tub and tile surround put in (felt nicer for primary bedroom suite)-New toilets and all new faucets-Hired guy to resurface all kitchen and bathroom countertops-Took down popcorn ceiling and had resurfaced/ painted-Neutral paint and trim throughout (had different colors all over prior)-changed out washer hook-up valves to prevent issues Things I wish we would've taken care of:-regular yard maintenance hired out and baked into rent-LVP flooring throughout (kept mix of tile and carpet)Just did final walkthrough and got keys this morning for tenant moving out.

If you're concerned about potential damage, installing laminate flooring could be a smart move.

I have to pay $500 to get an appraisal but ill do that after I remodel and add a bathroom and install new AC.What is your current interest rate?

It might be worth it to install some security cameras and signs saying the property is being monitored to deter criminals.
