I used to do essentially free consulting with new investors on it but gave it up for some of the same reasons - everyone thinks you can just sit at home and buy good properties across the country that are in great shape. 

I've read at least half of the books published and I don't think that's true at all.

unfortunately, I think you are right - it's a difficult market for investors, period. 

Based on rent of $1,695, I think you'll be lucky to get an appraised value of $160k with a CoC return well under 2%.

Hey Chad, I am thinking about turning a SFH into a duplex.

I was thinking if I can do creative finance with seller finance deals this may be a way to help me get where I want to be.

But I think I would need to see more data to make an informed decision.
