(I may not be saying this well, please forgive me.)In my opinion it is better to pare down your holdings and have them support themselves than for you to be eating mac and cheese every night to keep it all afloat hoping for appreciation and pay downs to make it all "right".

But after he moves, the first option to me would be to get him to owner finance it for a bit of cash flow for him and less taxes due to him (may not affect him if the price isn’t high or if his primary residence exemption may fully cover him).
