What are you gonna do then?

I'm looking to do BRRR and Flip's for a few years and then try to get into buying land to develop eventually.

If you are buying loans then its more complex as you have discounts involved, monthly cash flows, outflows (like servicing costs) and unknown exit dates.

There’s not really a lot of value add opportunity or sales comps in this space for our area.I typically (BRRRR) purchase fixer uppers with cash, fix up, rent, then refinance on a DSCR and get all of my money back.

Trying to keep things simple with long-term single family rentals til I hit my conventional limit then will try different strategies with different funding options.

I would encourage you to pick a country and then do the research on the way to buy real estate in that specific country. 

Our plan is to start with this property then potentially build another.

Those "salesmen" then go swarm any area that gets a report of a storm (even with pea size hail) to talk owners into filing a claim.

My ultimate goal is to live in it until I can buy a second property and then backfill my first property with a tenant.

After they've had an opportunity to tour the property, then you send them the rental application.
