I know they have Condo fees, but Im still able to cash flow.I didn't want a mortgage, so I paid cash for each one .Im going to expand now to buy properties with Financing, but looking for deals so that thy would cash flow.Currently, my goal is to have passive income from my rental units to support my monthly expenses by 1.5 This would allow me to breath easier, in case rents fell, or if I had a vacancies What made you interested in investing in this type of deal?

@Harmony Romano There is more to it then just CAC and in fact when when you account for the other 4 levers of factors that benefit you in buying that property it is tough to say there is not greater opportunity here. 1.

I totally agree with others, do one at a time as thy move out, Jack rent to gt people to move, an then rehab them. consider Vinyl plank flooring, it doesnt swell at the edges like laminate does, alot of it has lifetime residential flooring, there are several kinds, the kinde that glues to itself like Allure, the Click together kind, loose lay, and glue down, all great options without the problems with laminate.
