I would say the home is probably worth around 575-600K.

If none of these factors work and your crunching numbers to the final dollar... it may not be a deal worth buying in the first place.  

Unless you are talking serious money, which I would say is 2k or more in excess taxes, it may not be worth your effort.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Have to agree with most here in that a SF-> duplex conversion needs some really specific qualities to be worth the squeeze.
