Direct beach access, and a little pool; but no lazy River or giant pools, no gyms, etc; just slightly more of a residential vibe. 

The tech and manufacturing sectors have grown by 15% and 12% respectively, complementing the hospitality and medical industries. 

If you are not working with those, then TOPA can be a giant problem.

We also have a ~$100/month tech fee that builds in all of the subscriptions we use for each property (Ring cameras, Minut sensors, Price Labs, etc.).

Most just throw you on some giant mailer list and send you anything from pure sh!
