I'm in the process of refinishing the hardwood and updating the bathroom, then just tackling some minor cosmetics before moving in.

I should mention that my report date isn’t until July, and I do know some people who live down in MS already.Overall, I would just like to get some opinions on what might be the best way to tackle this transition.

If you've got the experience and can tackle these types of projects, you may want to start out with one and see how it goes.

You can tackle the smaller ones first to ensure your DTI is within underwriting limits.

I think you will be better served being aggressive in making offers, shopping hard, building relationships with real estate professionals, and in the end tackling a house that you can add value to. 

Possibly say, hey, I can just do this project from A-Z with the right backing/funding behind me (Not really in the position to buy and invest in the materials, but may have access to the funds) and tackle my first official flip project?

I suppose taking on a lighter rehab would be the way to go in order to get our feet wet and then tackle something more complex in the future?

Or maybe complete a few aspects of the rehab now so that when they leave you tackle the rest more quickly.

Next thing to tackle will be the whole 1033 exchange thing on my gain.
