Admittedly, it's hard to forecast how the two countervailing trends will impact the mkt value of your property-- more renters is good for demand and rents will rise in sympathy with inflation, but the higher rates will shut out many prospective buyers of your property due to inability to obtain financing.Income real estate as a hard asset (particularly if financed by long term fixed debt) is something of an inflation hedge, versus financial assets which will get crushed by Fed money printing and debt monetization.

That's his problem.I can't speak to the courts where you are, but there would be no court sympathy for a tenant who "agreed to move out the day before" where I live.

I had a stroke a few years ago and my wife did not inform me about getting a renewal notice and The Texas Real Estate Commission had no sympathy to me and told me I would have to start all over even though they had made about $10,000 from me over those 30 years.It is good that you and your spouse are working together to get involved in real estate investment.
