If you want to take a trip out to Surf City, NC, my wife and I just purchased a good house hack beach property.

I don't like no skin in the game....if it is "sure fire", sell your car, go to a flip phone, sell everything you own, and couch surf...you will be able to buy it all back, and more, in a couple months.

My hobbies are ...keeping up with my kiddos (15,16 and 18), keeping my adorable wife happy, paragliding, downhill/backcountry skiing, surfing and outfitting my sprinter van with gadgets that I may never use because I'm too busy and too broke to go road tripping:-)  I started with a smallish self storage facility in washington state, bought a few local commercial properties, and a handful of houses both local and out of state.  

There are podcasts by BP, Joe Fairless, Michael Blank, Jake & Gino, Rich Dad Poor Dad, etc…the list goes on.2.Get yourself out there: start attending local RE investment meet-up groups, surf the BP discussion forums, maybe go to a conference or two (Joe Fairless, BP, and Michael Blank all have annual events), tell everyone you know that you are getting into RE investing, etc.

Property owners get a set number of guest passes to the SROA waterpark, gym, surf wave, etc.

.: listings for rentals that actually leased...Surf Craigslist and Facebook market for a few weeks... look for units similar to yours, call/message the listing and see how firm they are... if they're willing to drop $100-$150 a month without much fight, then that's your competition showing you how fast they would undercut you in a weak rental market.
