Single Family in St. Louis

Hi everyone,

I'm a total newbie to this site.  I have been listening to and absorbing the podcasts.  I think I'm on No. 8 or 9.  I just started browsing this site today, and I see that I have plenty more to digest.

The best financial decision my wife and I have made to this date was to hold on to our first home when we moved.  We've been renting that home out for a few years now, and it's proved to be a great, great investment.  With 4-5 years experience under our belt now, we're considering buying another single-family in the same location--University City, Missouri, near Washington University in St. Louis.  Home prices have soared in this area but I think there are still opportunities in the area.  I don't have a good sense of the rental values there.  How might I go about obtaining that information?  I'd appreciate hearing from anyone (landlords, investors, lenders, etc.) familiar with this area.
