Yea I figured i needed to save more money, but 25% downpayment even on a cheap priced place would take me around 1-2 years to save and everything i read on here was hinting at dont wait for tomorrow and act today so i figured i would ask :).

May be a hint that they area is not worth dealing with or if it is you want to strive for a little higher than a 8 cap to make it worth your while.

If things go well, could be harmless, but if things go poorly one of you will get the short end of the deal (hint, it'll be you).Are you willing to sacrifice profit and ROI for family?

If he doesn't, and a problem arises, guess who's liable (hint: the guy who signed a warranty deed over to him) and who he should be suing?

Yes, servicing is a cost of business and effects the ROI, the discounts I usually work at, $15.00 won't break my return.......it's all relevant.But, if you collect on a small note, I suggest you let an attorney tackle notices of default or hints to modifications......if all goes well you should have no issue.While you can hold a note long term, I'd rather see them pay it off as quickly as possible which increases your ROI and gets you ready for the next deal with money in hand.

Hint:  You don't want to use vinyl siding or hardiboard to enclose a framed over space where the door used to be.

I feel your pain, some helpful hints are rinsing with cold water first to close the pores before more fiberglass gets into your skin, then soaking effected area in warm water and epson salt.
