but generally - new accounting and property tracking softwares fall short in one of two places: 1) they don't actually generate financial statements that a CPA or Lender will approve, or 2) They can, but the learning curve is so steep or convoluted it's impossible for you to get help if/when you need it (I imagine this is why this thread is a little slow right now)Have you asked your accountant what they think will work best?

Handsoff experience, because I am the person technically managing their property I will deal with all the hassle and headaches that come with being a landlord, and only would contact them for emergencies like the roof caves in or something, I feel like there's alot of benefit for the landlord they still profit from my success and still profit even if I don't do well.But thank you Corby, yea I didn't know how to phrase that I want to host their property towards travel nurses without mentioning subleasing, but your approach makes alot of sense, especially " help landlords lower vacancy and are looking for feedback, ask if you can buy them lunch."

Some reasonable- a roof and ceiling repair from a major leak... some not so reasonable (they literally made me escrow the cost to add a deadbolt to a door).

To them a 5 year old roof is in good shape for the near future the same as a 18 year old roof.
