I hope you or someone is at least keeping an eye on your properties for break ins, squatters, roof leaks, temperature control, frozen pipes (if in cold climate), if you have a basement and sump pump goes out leading to water damage etc.I just talked to two investors in California that have let their properties sit vacant (no mortgages so paying property taxes and insurance).

If you can attend local investor meetups, that’s a great way to gain market insight and connect with reliable people.It’s also smart to start small with a couple of flips to test the waters, and make sure you understand the local market dynamics before scaling up.Good luck with your expansion! 

I can appreciate your frustration and have worked with hundreds of investors over the last 20 years navigating the more complex waters with respect to Self-Directed Solo 401(k)s.

A "total reno" can mean it's all original and very outdated but livable or it can be an absolute disaster with foundation issues and sewer and water problems.

In the spring you can list it for market rate and have better marketing/screening strategies in place.HOW TO SCREEN APPLICANTSI recommend you include some of your key qualification criteria in the advertisement.

As a sidenote I see people doing this and jacking up the price of the home to seller finance to above market value - if you do this you better be VERY clear with your investors that you are writing a $300k loan on a $250k property as if you do not you can get in some serious hot water later on down the line when doing valuations of the company. 

They were never particularly nice, beach cabins on stilts with rattan furniture that usually had water stains from wet suits.

Roads, water/sewer, city services, heck even just the planning for such is not a simplistic thing for all. 

Multiple asks muddy the waters and make people feel as if you are nickel and diming them which you are.
