So rather than buy the property at $100,000 and then put $50,000 into it in repairs, I may tell the seller that I plan on spending $50,000 on repairs to fix up the property and I would ask the seller to sell me the property for $150,000 with a rehab credit of $50,000.

Spending on expensive upgrades is not the answer to improve your tenant base in this type of area.Keep the homes habitable, clean, and safe. 

While you have to spend money on management fees, it will accomplish your goal of your property appreciating. 

I havnt done much analysis but need to spend more time doing it.

Much of it based on defense spending that will likely increase as assets are moved from Colorado to Alabama to include the Space Command HQ.

IMO how you treat the BRRRR project regarding who you hire and what you spend and timeline depends on the region and SOW3.

I am wanting to be able to stop working full time sooner than later as I would like to be able to spend more time with my family and enjoy life. 

Time Commitment - Basically if one of you spend more time on the project than the other they should be compensated for that time.
