I was more so asking for advice as to whether I was evaluating the property accurately because I was coming to the same conclusion that it would be such a great deal anymore.

@Gustavo Gonzalez1 major reason (among others this isn't an all conclusive reason) everyone is talking about apartment investing via syndication as the best way to enter the multifamily  space, in addition to taking advantage of economies of scale is...., It's a team sport AND if you're just getting started (you stated "enter") you want a team that consist of good operators that have experience.    

Based on your numbers and the fact that this is a condo unit in a rural area with no HOA, my conclusion would be that this is a perpetual money pit.

Conventional, VA, or FHA and I kind of came to two conclusions if I had the down payment and wanted to allocate money toward my first property I would do that because it would allow me to get the best rated and lowest associated fees and what not.

How would one reach the conclusion that one city has more bedbugs than the other...I've heard the 50% of 2/3 of statistics are half-way made up....

@Brian Pulaski, thank you, I had already reached that conclusion myself after talking with granite fabricators on Friday, but didn't get around to posting a follow up before you posted.

Over the years I've come to the conclusion that tax incentives is a good way to boost the return of your investments.

I have since acquired one more SFR from them.At this point, after months of consideration, I arrived at the conclusion that residential properties did not scale the way I wanted them to.

I called Wells Fargo, talked to a couple different agents, and the conclusion was that it is impossible to raise the limit.

I hope it has to come into conclusions next week.
