We can start with permitting - between software upgrades / changes - reviewers that have rejected plans because of a slope in a shower on a mastered plan, the sheer volume of builds the city has been dealing with - it's been taking much longer than anticipated. 

I understand the BRRRR method is not all that it used to be in the past years, but given that I have a lot of capital to play with, I figured that I would still be able to find ways to make it applicable.Does anybody have any suggestions/tips for me?

Depending on the development of the software, it would be interesting to see if AI can replicate the role of a listing agent.

However, with Software to make it easier to manage properties efficiently has helped tremendously.

Let me know if you want some marketing tips as I've seen good success with it in the Cedar Rapids market.

On the other hand, I also did have that in writing and made that aware to all of my clients, As well as the service providing softwares Stating the same policy.

So note that first pic, and yes i did some editing to lighten it etc all via the standard software in pc, nothing special.
