I agree with Jay, I want to see the numbers, the experience of the sponsor and how much skin they putting in the game.

Most lenders will not allow a subordinate lender without some skin in the game (at least 10% down from the borrower). 

.* Sellers who refuse to consider paying the buyer's agent commission will have difficulty selling* We will see discount agents / brokerages like we have seen for the last few decades and they still will never gain any significant market share* I am not sure if we will see agents move to a hourly rate of pay, if so I think we won't see that for a few years.

@Nick Sansivero, Like @Bill Brandt said, you'll probably have difficulty getting advantageous lending terms for that property in a new LLC. 

Also, people in Florida complaining about burning eyes and difficulty burning (not definitive if related). 

It seems like New Jersey is not aligning with your expectations, especially with the rental laws, difficulty finding deals, and the expensive market.
