NonQM DSCR have floors for loan amount and NonQM isn't a rehab.

Recently, I received pictures of a water leak in the kitchen ceiling, which appeared to be coming from the bathroom on the second floor.

It could even be impossible....Some inspectors will insist that walls be opened to view wiring/framing/plumbing/etc, floors be jackhammered up to show vapor barrier and rebar spacing.Ask me how I know........

Duct works goes from package unit to crawlspace to bottom of the floor to the unit.

If the company leadership is failing step-up because being an equity partner means it's your company now too so who cares who or how the idiot captains got it on the rocks let's focus on getting it the hell off and sailing before it's ripped apart and sinks to the ocean floor, right.

I ended up hiring an architect for floor plans and to deal with the city.

I dont see the floor plan but maybe if you turned a bedroom into 2 bathrooms and connected them to the adjacent units that could work very well.

We just discovered a crack in the concrete slab foundation that is a borderline major problem:- It is a vertical crack about 1/8 inch wide that is at least 9ft long, which is causing a 3/4 inch drop in the flooring and some evidence of old (luckily) limited moisture and termite intrusion. - BUT, it also appears old and probably a symptom of the original house settling.

If you flip your flooring upgrades and appliances will probably need to be of higher quality vs a rental.
