I was in your shoes, approximately anyway, about 8 years ago-I'd already invested out of Manhattan since '03, but my wife wanted to stop renting and own our own place, so we ended up buying an apartment in South Harlem.

I surmise his flooring are getting grinding with grit from shoes and traffic...With asphalt and good matting I have some laminates holding up 5-7 years plus.

Put yourself in the owner's shoes and you'd understand why.

Also google the owner's name and address and property and shoe size and everything else :-) and see if you can find a phone #. 

Think about being in their shoes: would you rather snag it for yourself and make 100% on one deal or make 50% and let the relationship be build and have many more 50% deals coming?

I would sure love to be in your shoes 13 months from now!
