It's time to get human.)WEll put many who are worried need to be listening to Dave Ramsey more than the refi till I die got to have 50 doors in a year crowd.. if someone is stressed because they have a few rentals and cant make mortgage payments with no rent thats crazy. this is a wake up call to those landlords to save money you cant live on cash flow when you only have a few doors.. that cash flow should 100% be saved not spent. when U scale up to LOTS of doors thats a different animal. 

Also, if anyone happens to have a recommendation for an attorney who would potentially be willing to handle a Wake County eviction for a small investor such as myself, I'd gladly take it in case it turns out that I need to go down that road. 

It is however a wake up call.

The answers to this would determine my next steps.Yes not being able to verify the info makes it difficult.I did just talk to one attorney and they did suggest the best thing is to start the eviction process - asking for just possession, and not a money judgement (get back rent owed and cost of filing), would make it easier - although he's not quite sure how the court would handle the tenant not being mentally capable (just found out from the fiance today that - supposedly - he's out of the coma but is "sleep-awake" and has no clue what's going on, and is paralyzed on the right side of his body (again, can't confirm anything).So the fiance has (confirmed) already moved out with the kids and is living with an ex-BF (one of the fathers of her kids) and no, she is not on the lease (another lesson learned). 

However, it can be a wake up call when it comes to managing a tenant that lives next door and the risk of more maintenance is always there the larger the sq ft. 

Training them on your booking/guest policies would be simple but I guess the only caveat is that they might be sleeping while your guests are actually awake.  

It's just where I'm going to end up that keeps me awake at night.

I wanted to be awake every second until the morning came.

This was a wake-up call for me.
