We don't have a crystal ball to know that a tenant with no prior evictions and a solid job history would suddenly be laid-off and turn to alcohol and stop paying their rent.

I've done some research and I feel like Nashville has been a robust market for awhile but may have peaked as far as wholesaling is concerned.  

Portfolio loan terms, as @Andrew Postell indicated, have much more robust rules that you may or may-not be too keen on. 

@James McCormick yep that's exactly what I was looking into, either that or mySQL. mySQL is more robust bus access may be able to get the job done.
