Charming Little 3/1 - We are remodeling all inside and out including new roofing, this is our first project out of state, it will be a BRRRR, hopefully first of many to come.

If you can't evict tenants to knock down a property, and/or remodel it, or otherwise improve the property... you won't. 

I would probably try to compare it to other remodeled one bedrooms in the area.

But we do have a track record of success in the area and a unit that is completely remodeled and modern.

there are 2 out of the 70 we have built that are going thorugh deteroration currently one you can tell from the outside.. the other I was in it the other day and the people are insanely messy.. hardwood floors ruined in less than 3 years just sad.. outside you would not know it.. but when they go to sell there will need to be a full gut remodel no doubt.

I enjoy remodeling and updating projects and would like to create another source of revenue from my 9-5.

So I’m in a bit of a bind, I have a duplex I’m house hacking we remodeled entire thing, new hvac, electric panels, electric main, updated plumbing, water heaters, furnace, install central air, roof.

To help guesstimate numbers I would be interested to know square footage, number of bed/baths, how much remodeling is needed, info about the outdoor space, and where the property is located.

The remodels is estimated to complete in 8 months.
