In reality tenants would use each other's cans so they wouldn't have to take theirs out, OR for retribution, because another tenant used their cans.

Obviously as an investor we can't live with that kind of cost structure, but it gives you a sense of reality. 

Also, the myth of wholesaling does not often equal the reality of the strategy. 

If you're actually correct and the village has a 59k assessement on the land but the reality is the land is worth 20k, then I'd consider getting an appraiser even.
