Since teak is a 25 year investment, also look for a secondary purpose or value to each property such as location, river access, future tourist area, etc.There were two lots, 36 and 23 that we bought together.Lot 23 is 32 acres and has 12 year old Teak/Mahogany on it. 

Businesses are the opposite: their primary purpose is cash flow and while you can create a sellable asset, anyone who has ever tried to sell a biz knows it's a lot harder to sell than real estate. 

Both groups are showing up with a clear purpose, need a good night's rest and want a safe place to live close to where they work/study. 

I currently own 2 commercial and 1 residential, a 7 unit / 2 commercial storefront property, a Laundromat facility storefront, Then a 2 unit multi family that i am house hacking.The purpose of the this post is that i want to meet ALL investors( pro or just starting out) in New London County to know each other and learn and talk about real estate, want to create a great network of people in this county.

I am looking to invest in Temecula,CA  with the purpose of renting bedrooms to traveling nurses.  

I only ask because the main purpose of an LLC is legal protection, and if you don't have a large amount of assets to protect, say less than $1M...you may be putting the cart before the house, and it may make more sense for you to focus more on finding and closing more deals.

I would say anytime you can add value in real estate through taking a distressed property and fixing it up and adding value it is a good choice whether its for investment or primary ownership purposes.
