The landlord insurance market in Houston, particularly Harris County, has become more challenging, leading to fewer insurers and higher premiums.

It will likely be more difficult to rent to a able-bodied tenants and much easier to rent to disabled tenants, possibly at a premium since it is (almost) ready to go.

It looks like PREIT paid a premium back in 2015 for the property given the development potential which they speak about frequently. 

I realize that the owner of the right of redemption would also owe interest, taxes, insurance premiums, and "necessary permanent improvements".  

When we look for land today, there's always a premium on those plots that already have utilities and septics installed.

However, I had to pay a premium for the exchange property because the market was so hot at the time.

We charged a modest premium over what we would have been owed, if they redeemed the taxes on time.

I know 3 ladies that do an awesome job securing insurance displaced families in their homes and they offer a gorgeous portfolio of premium properties.   

Wouldn't you rather avoid the claim in the first place along with the time and expense, increased insurance premiums, being limited to surplus insurance carriers etc. rather than absorb claims simply because you have an entity? 

Those states are now seeing carriers leave the state or charging seemingly large premium increases to cover the past years.
