It would serve the purpose of having access to funds for an emergency, but would reduce the cash drag on the portfolio.For what it's worth, I hold another $20k or so in personal cash reserves that are separate from my real estate accounts - in case I lose my job, etc.  

The other property is a recipe for drag on a relationship and you're one friendship loss from that property cash flowing negative.  

The area would be a drag on appreciation.My son is studying to be an architect so he has educated me on design vs engineering.

@Robert Pierce I never had student loan debt but I see so many others that do and it is a big drag on your financial health in my opinion.

I figured that since lots of people own RE through LLCs (often fairly modest properties), paying $1,000/LLC/year could represent a meaningful drag on returns, and therefore they'd have a better way of tackling taxes.

A quiet title action usually takes about 6 months around here, but it can drag on longer depending on the court and any surprise answers from defendants.
