To tack on to what the others have said, if you find a good deal, there may be someone in your local REIA who will partner with you for shared profits.If you can successfully collaborate on a deal or two, you might parlay the proceeds into your own deal.

I'd also like to hear if any progress has been made in devising the "Deals on Wheels" in a compliant manner.I'll wager too, that most RMLOs originating seller financed transactions are not compliant as originators for third party, unregulated lenders and they aren't even aware of it.
