You might consider parlaying that venture into some spare funds, and then use those funds to participate in the market. 

To tack on to what the others have said, if you find a good deal, there may be someone in your local REIA who will partner with you for shared profits.If you can successfully collaborate on a deal or two, you might parlay the proceeds into your own deal.

Sometimes I hear of someone with a background that can parlay into the real estate investing world i.e. marketing background for a wholesaler.

Hey Patrick - this is purely opinion but I would wager that the HB2 will be at a minimum altered due to pressure not only from the public but other states & federal government and business executives.

I am then going to parlay that into flipping, along with cash flow properties and eventually commercial and possibly new construction.  

I'd also like to hear if any progress has been made in devising the "Deals on Wheels" in a compliant manner.I'll wager too, that most RMLOs originating seller financed transactions are not compliant as originators for third party, unregulated lenders and they aren't even aware of it.
