From my understanding, UPS / FedEx simply leave packages at the front door and DO NOT "buzz" the tenant when they drop the package off.

These lenders have to package these loans together and sell them on the secondary market to recoup their capital, and I would say that there's much more of an appetite with secondary market investors for loans with prepay penalties than without.

I was just into about my 20th new build in a 90 home project when this happened to us.. lumber packages did not quite 3X but they certianly went up 2X along with a host of other components.. the one benefit we had was we could have lumber escalation clauses in our contracts that passed this on to the buyer..

You should also invest in a professional real estate photographer and a lock box) You may just decide to go with an agent that can provide professional level photos and an amazing marketing package (including listing exposure in real estate magazines, etc) If you do go with an agent- make sure to ask for their marketing plan for the property as well as a record of their past sales, etc.
