Return On Equity (RoE) is defined as a "percentage measure of the return received on a real estate investment property as related to the equity in the property" (www.thebalancesmb.com) and is calculated by dividing the amount of money your asset is creating by the equity in the property.

If I’m getting 10-15% on my equity in annual returns and an extra 30% after three years if I were to sell, that gives almost 50% total RoE over three years - not a bad investment.

That said, some people will track their ROE (return on equity) in addition to COC, with the goal of using that metric to determine if/when to refinance -- which allows you to capture your equity and then factors into future COC.

Sure...it isn't the best from a ROE standpoint, but that isn't really my main concern either.
