Owning real estate is the best way to generate long term weather vs. an active business selling real estate (wholesaling, flipping etc) those are both fine, they are just jobs vs. investments (of course there is some overlap.)   

Or maybe the tenant moved in today and there is only one day of overlapping rent.

Hi everyone, I've had closing for a rental property get pushed back due to a series of inspection issues that now overlaps with me being out of town.

And I’ve worked with other agents at the same time, but not overlapping areas.

My short term tenant vacated 2 weeks early (on good terms). Which worked out well because the new long term tenants wanted extra time to move-in. 
I can do an addendum to the new tenant's lease and charge them pro-ra...

That way there will be plenty of calendar overlap to mix n match those exchanges as you’d like.

Just incase there is overlap you can protect both with an extra layer of protection. 

If you're not in the construction industry with a good amount of experience you won't find good subs and you won't know how to stage a job like a GC does so there's no overlap.

I remember hearing, and I admit this was a number of years ago, that due to the overlapping patchwork of regulations, which sometimes meant even different people within the same local office would interpret/enforce things differently, that some investors had better luck asking or getting an inspection from the state fire marshal.I know it's a long shot, and that information might have changed since I heard it, but I thought there was a small chance it could be helpful anyway.
