A marijuana job is the same as a farmer...except that it's not.Weed is still illegal on the federal level and in most states, whereas corn and beets are not.Weed is smoked which can irritate the neighbors and cause damage to the home, whereas potatos and cabbage are not.Weed can be accidentally consumed by children or animals, causing major health problems or even death, whereas sweet peas and asparagus do not.Legalized weed, just like legalized gambling, tends to attract the criminal element and people that engage in other risky behaviors, whereas carrots or radishes do not.Other than that, I think they're pretty much the same. ;)

Not really using leverage; I'm okay with small potatoes based on my age, nest egg, and risk/reward profile.

It'll be notarized & recorded at the county (assuming a HML with an IQ greater than potato) and the underwriter will condition for all relevant loan docs and a "verification of mortgage" from the HML (who half the time are unable/unwilling to fill it out properly).

However, there are still plenty of nice meat and potatoes 2 bedroom cabins on the market in both Pigeon Forge and Gatlinburg for under $300k that will make great rentals and yield a nice return.

Generally, they have no loyalty and will drop you like a hot potato for a variety of reasons( you killed their deal, cheaper inspector).

We are small potatoes compared to most because we both work full time and do this on our time off!!
