No matter what you will or the tenant will need to pay a fee of some sort but I have found innago as the best option that is the lowest cost.

Focus on neighborhoods near employers or schools, and explore slightly outside Austin for more affordable options. 

I'm assuming if this was an option everyone would already be doing it but I am just curious from a professional to understand why this isn't an option.I received a question from a friend that was somewhat similar to mine above which got me thinking.
