Many areas have experienced a moderate slowdown last year, and are temporarily (my opinion) stable, and seem poised to soften from the high prices we have seen in the past couple of years. 

The great thing about BRRRR is that it allows you to keep recycling your initial cash, which makes it easier to scale quickly while building cash flow and equity.Flipping homes, in my opinion, is more of a job than an investment.

Budget these carefully into your overall project plan to avoid surprises.Rehab Budget: Ensure that bids are received from multiple contractors and that adequate reserves are made for cost overruns.ARV: Be conservative on your ARV since the appraisal concerns one person’s opinion.

That is often a matter of opinion and will depend on the attitude of your municipality.Most municipalities do not require neighborhood approval, but will offer the public opportunities to provide input which will be considered.

I was talking to my brother on the phone and would like to get others educated opinions on the matter.

@Huong LuuIn my opinion, presuming you need the money - it is better to cash-out refi the property.  

If that changes in the future, and I really hope it does, I will be the first to publicly alter my opinion and report it out to all of you.
