My preferred options are:1. house-hack with a duplex under ARV; live in one unit => renovate => rent the other unit2. buy a SFH under ARV that could be converted into a duplex (preferably adjacent units vs top/bottom) - I'm assuming the biggest challenge with this strategy would be separating the infrastructure for utilities; and costly.

When I was ready to start investing one of their reps, Matthew Seyoum, reached out to help. 

I do not have to much cash for a down payment but was thinking of doing a HELOC on one of the rentals to get more cash and go the BRRRR method.

But then they can raise the rent just $10 per unit per month and create another $600,000 in value across both theirs and the ones we sold.  

If one plays thinking they can cookie cutter yester-markets plays, it's just not gonna work.

Is it fair to only protect one side?

While buying one that’s up and running might seem a good idea - paying for speed - if you’re not quite ready, sometimes the best deal you make is the one you don’t make at all.

I would send them notice today that explains what will happen after the current one-year term ends.

You won't find one PM that hits all 3 markets as there is a pretty decent distance between the 3.
