If someone can find a free mentor, they trust, that has capital and success, they by all means that is the way to go.Providing free mentorship seems to be by a limited number of people, if the requests and notable lack of response means anything on Bigger Pockets.And why should we expect successful, skilled people to give up their time for "investors" who show a 95% failure and drop out rate?

(CA did this and some people were not able to get rent for 2 years) -If you don't have an adequate reserve then big expenses like HVAC, roofs, etc can really hurt.FINAL THOUGHTS-Make sure not to overleverage-Keep a large enough cash reserve so that when things happen that require money that you don't make bad decisions because you are desperate.

It looks like the one years worth of depreciation and mortgage interest are enough to offset the rental income so will I be stuck with the carry forward and not able to use it if the DST goes full cycle?

Hello,I am a young investor looking to get knowledge on how to utilize seller financing to obtaining 2nd rental property.I bought 1 single family home in Tilbury, Ontario in 2021 and it is not cashflowing AND not able to sell right now as locked in mortgage until 2027.I do have some cash, but not enough for a 2nd property, and I seen plenty of off market seller financing - but I just don't understand the whole seller financing business to obtain.
