I have several clients who have invested in Vegas and had a lot of success but now they're focusing more in the southern/middle part of the country because the price points are lower and the laws are more landlord friendly.

I've had a client tell me the morning of the close he didn't have the money as well. 

My prediction that these "bans" and regulations are all going to pretty much converge into reasonable middle ground regulations (mostly including taxes fees) is still looking very good. 

It was a big alternative church property you know mind benders. one parcel in the middle of their campus 20 acres. they acquired from an owner sub too the back taxs and they never paid 1/2 of one years tax's prior to coming into title..

Super great reply might I add, I didn’t pursue this strategy myself because I did not want to be in the middle of any potential roommate drama!

We were in a hurry to sell the property as we were in the middle of COVID.

It seems I am a going to be a middle man between a wholesaler and another licensed realtor.

After scoping we discovered that I do have a cleanout in the middle of their property that they buried when they graded the lot in 2010. 

I am paying off loans and don’t plan on buying any assets that do not provide income in 2025. 2- I set a goal of increasing my real estate investments by 100% and try to go from middle 500k to 1million.
