Need to remember when competing for a style of house that the masses are after its going to be some stiff competition.

They'll likely go up, but to avoid mass financial shock to the older population, they'll go up slowly.

Part of me is saying that I dont have the money to afford that kind of purchase & development costs so why am I even looking at something like that but the other part of me sees the mass potential and how good of a deal it could be. 

Would it be better to send mass amounts of direct mail all at once or spend so much time calling all the motivated sellers one by one?

I currently own a 3 family in mass. 1 year in, not enough equity to refinance just yet.

I would also look at which of these has the best mass transit, easiest access, and some type of amenities.
