She says is just two hours worth of work but I tend to disagree after looking at the existing trim in the house, all the trim from the floor to the ceiling needs an overhaul to look new again.In the five years they lived in the home the owners replaced or renovated the following:AC, dishwasher, windows (double paned with blinds in between panes, can open to reach the blinds), flooring (throughout was very nice but I'd replace the peel-n-stick with laminate so it would be laminate throughout), sheetrock, texture, and paint throughout, ceiling fans and light fixtures throughout, sinks in both bathrooms, chain link fence dog run added, and a storage shed.Other positives:  I talked to neighbors and they are very happy living there, there is a beautiful and big rec center, gym, kids playground, monthly potlucks, people wave to each other as they drive by, there's a craft group that meets, etc.

She knows that another month's lot rent and a year's worth of taxes are coming up, however.I'll be walking around looking at the home as meticulously as I can and making my notes (idea taken from Michael Quarels) to have some room to negotiate.

Also, how would you craft the agreement so that you are protected but it is a win-win for everyone involved.I recently listened to one of the older podcasts, where the subject to is crafted in a way that gives the initial buyer a 60 day option to find a buyer wanting to do a lease purchase.My good friend owns a nice 2004 3/2 down the road from me and she is recently divorced but is stationed in CA in the Air Force and can't afford the maintenance on it...she has rented it the last year but couldnt get the rents because of some of the deferred maintenance issues so she can't even cover her mortgage now.

Texas wholesaling is very much a thang with the 100 dollar options etc. many of the others states how you guys do things would not be legal.. but I agree with your premise on the ethics. knowing your craft etc..
