As I mentioned, we have a lot of colleges and higher education opportunities, this is a good rental market to tap into, with areas like La Sierra (La Sierra University), Ramona area (Cal Baptist), Magnolia Center/Wood Streets area (RCC and University of Redlands Riv campus) and University area (UCR) all being good locations for rentals if you are looking for a rental for student housing, some of the Universities will even contract with you directly. 

Boise cascade built 27 large communites up and down the Sierras my dad sold real estate for BC.. 

Unfortunately, the Sierra Dawn HOA passed CC&R amendments to chase out renters and landlords.

I have a couple of other deals under management, including an $875K rehab in Sierra Madre, CA to flip for $1.3M (5 bed, 4 bath, 3,324 sf.) as well as my father's house in Palmdale, CA, so the next few weeks will be fun.I'll keep you posted on how this model works.God Bless You!

@Steven Sierra Passive income, Multi-Unit 2-4 are what is very hot right now IMO based on the way the market is trending and also with what I see from investors currently.

I would stay at Grand Sierra - they’ve renovated the pool and have a game area for kids.
