I think you need to find a good local agent, network with investors(local meet ups, FB groups, etc) and learn more to dial in the gameplan.

House hacking locally is typically going to be the least risky way to get started, even if it is more expensive of a property.

There are likely STR-focused Facebook groups for this location, which can be an invaluable resource for networking, advice, and local insights.

I was going to add, as posted above, it's a great rate and stick with that local credit union for the future business. 

I would suggest finding some local lenders that are familiar to the city you are investing in.
