@Jesse Rivera I love the idea of it the only issue I'm currently facing is I would get negative cash flow renting out my current home  based on my current mortgage so it definitely isn't ideal 

The issue is not the contract, the issue is going to be enforcing the contract, the individual who was selling this could hold this up for years and cost you tens of thousands in legal fees, and then they file bankruptcy and stall it another 5 years.

Renovations were quite a bit more than we had expected due to more issues than we were aware of.

The worst part is they refuse to help me get the account back, quoting their terms of service and stating they are not liable for any issues with my account. 

Hey @Patrick Braswell  You shouldn't have any issues getting a DSCR loan as long as you have at least 1 borrower who owns 20 to 25% of the property, or if a couple of you can get to that level combined. 

I have probably done between 80 and 100 lease options and we haven't had any issues with litigation or anything.

(other issue was a leaky toilet we took care of, at our expense).  

The inspection showed more issues than we expected but the seller wasn't willing to negotiate so we cancelled in the due diligence period.
