The property sits right near an inner loop interstate, so it is convenient to just about anything, so it always rents quickly and I can be picky as to who I place there.The only downside is that people only stay 2-4 years or so, but like I said, it is easy to find new renters and people generally take great care of the place.

Regarding billboards, there are federal laws (trump municipal and state laws) regarding billboard placement along interstates.

I would look closer to Frackville or anywhere thats closer to Interstate 81 for workers getting to/from the many plants withing 15-20 miles.

The developer may have gone broke if he couldn't get earlier units leased out (or sold) to keep the construction lending going.Joplin is one of those strange economic situations where it used to be great in its start as a lead mining town, but never really had much going for it other than being a truck stop for Interstate - 44.

Renter paid $1500 month and that is still the norm (minimum $1400).GREAT location: School, shopping, Interstate all within 3 minutes...but a one way in, one way out subdivision serving only local traffic.
